I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If anything feels off or could be improved, even something small, just let me know — I’ll do my best to sort it out. And if you’re happy, a little 5★ love always means a lot!😊 p.s. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉

Hi Michael, so the way the parking works is that I pay for virtual residents permit to park on the streets around the flat. And I pay for this for the entire day of checkin and checkout, so you can arrive as early as you like and go exploring London 😊 I will need the following information to book in your visitor parking permit: Car Registration No. Car Make Car Model Colour Once you have this information I will be able to book it in and you will be able to park on the streets around the flat.

Will you be requiring the sofa for sleeping as well as the two (double and superking) beds? Let me know in advance so I can arrange extra linen. Please note that it isn't a sofa bed. However, it's a large comfortable sofa to sleep on - I can attest to that myself😊 Thanks!

Hi Michael, I have now purchased virtual visitor parking permit from the council for the duration of your stay (these are also valid for the full 24 hours on the day of checkin and checkout - handy for luggage storage!). You just need to make sure you park in a permit holders only bay on the street. I've put together a pdf with some instructions to help find a bay: https://tinyurl.com/45yezs2s There is no need to display anything in the car - the permit is virtual and has been fully paid. Hope you're looking forward to your stay in two days time! Check in is simple: 1. When you get to the building buzz flat 1️⃣3️⃣ on the intercom. The door will open automatically. 2. Flat 13 is on floor 3, right at the end. Use code 🔐 663661 🔐 to open my flat door. **When you leave, press the ◀️ 'back' button on the keypad to lock the door.** (if for some reason the digital lock doesn't work there is a *backup physical key* in the top right key safe, to the right hand side of the garage door & bins, outside the building. Code: 2820)

Here's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

I am glad to hear that ✨️ The blinds should work properly using the remote which should be mounted on the blind. Is it not working?

It should go fully up, maybe it's jammed. Sometimes if someone leaves the window open it can get jammed onto the blind...

Okay. I can try and find an engineer to come out - although it might be tricky to find someone so close to Christmas. Let me know of this is a real problem - as long as you can lower the blind to use the projector and keep the light out for anyone using the sofa for sleeping theb you should be fine?

I totally understand Michael. I would be disappointed in your situation too. I will contact the company that I used for the blind maintenance recently and see if they can send someone out, but I certainly can't promise. I'm not sure why my cleaners didn't pick this up - we recently had all the blinds overhauled, so the limits should be set correctly. If I can't get someone to come out, then would you accept a 15% refund as a gesture of good will to make this good? In the meantime, the view from the roof is actually much better than from the living room - it's great sitting in the sauna looking out at the night skyline. Let me know what time would be OK for someone to come round tomorrow?

I've emailed the blind company and a handyman who if it's justs the limits that are out should be able sort it. I will let you know. I hope you have a fantastic day tomorrow at the Christmas markets 😊🙏🏽

Hi Michael, just before I send someone out, I know its a stupid question, but I just want to double check that you're using the "down" button on the blind, and not the button in the middle that says "My". Just because the middle button is for saving a half way down position that you can go back to

Hi Michael. So to get the blind to go fully up, all you need to do is the following: 1. Hold down the Up and Down buttons simultaneously. The blind will then jog slightly 2. Press the up button until the blind is fully open 3. Press the "My" button to save the position Let me know how you get on. Unfortunately I got an auto-reply from the blind company saying they are off until 5th January. And my handyman didn't reply, so I expect he is also off for the holidays. But the instructions above should allow you to open the blind to be able to see the view. My sincere apologies for the inconvenience. I hope this hasn't affected your Christmas stay too much 🙏🏽😊
