I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉

Hi Preeya, hope you’re doing well 😊 I just wanted to follow up before your arrival regarding the birthday celebration. When I asked earlier about whether you would be inviting people and how many, it was mainly to prepare the space and also because the building is very quiet and mostly residential. The walls are quite thin and my neighbour is very sensitive to noise — recently he even called the police just because previous guests were watching a film with the volume a bit high.

To be completely honest, I’m now a bit concerned because we’re very close to your arrival date and I haven’t had enough time to speak with him. I truly wouldn’t want you to have a bad experience on the birthday, or for any issues to arise with the neighbours.

Thank you so much for your message — I really appreciate the clarification. I completely understand your point, and I’m sure you’ll both be very respectful guests (I saw your really good reviews 😊) . My intention wasn’t to make you feel worried at all, but simply to avoid any unexpected situations, especially because of how sensitive the neighbour can be. He doesn’t usually react to normal daily noise, but he has had a couple of exaggerated responses in the past, which is why I try to manage expectations in advance. Of course, I will let him know that guests are staying, that’s no problem at all. I just wanted to be transparent so that your friend’s birthday is enjoyable and relaxed, without either of us having to deal with unnecessary interruptions.

Withe regards to the volume for watching films, we recently installed a Roku soundbar, instead of routing the audio through the Hi-fi. So less bass, so you'll be all good on that front 🙏🏽🙏🏽 Reply to: To be completely honest, I’m now a bit concerne...

Honestly, I think the sound in the garden just travels up and away - we're on the corner of the building so there's just one roof terrace that joins onto us, all the other edges are open space. So yeah, you'll be fine to use the sauna (and scream in the freezing November weather when you come out of it ❄️😅)

Here's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

Hi, I'm glad to hear that! I left those pages hidden in the manual... maybe one of the guests found them and put them back, I suppose. But the projector system was updated to make it easier to use. All you need is the Roku remote, which should be on the coffee table in the living room.
