I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If anything feels off or could be improved, even something small, just let me know — I’ll do my best to sort it out. And if you’re happy, a little 5★ love always means a lot!😊 p.s. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉
Jan 11, 2026 09:56 AMWill you be requiring the sofa for sleeping as well as the two (double and superking) beds? Let me know in advance so I can arrange extra linen. Please note that it isn't a sofa bed. However, it's a large comfortable sofa to sleep on - I can attest to that myself😊 Thanks!

Feb 18, 2026 12:43 AMHi Tina, Kawika and Eric, I hope you’re well 😊 Apologies for the inconvenience, but I’ve just been informed by the building management that on Tuesday 3rd, between 8:00am and 1:00pm, they will be carrying out a general check in several flats. This is due to a humidity/water issue affecting some other units in the building, and they need to access different properties to identify the source. Thankfully, there are no issues in our flat, but it may still need to be included as part of the process. The visit should be brief and purely to make sure everything is in order. Please do let me know if you have any concerns or if there’s anything you’d like to discuss regarding this.🙏 Thank you very much for your understanding .

Feb 26, 2026 05:58 PMNo, you don’t need to be in the flat during the time window — that’s entirely up to you and whatever you feel most comfortable with.🙏 If you prefer not to be there, I can provide access and stay on the phone with the professional while they carry out the check. Just please bear in mind that the time frame is between 8:00am and 1:00pm, as they’ll be visiting several flats in the building. Hopefully we won’t be the first one, so it won’t be too early 😊 Please let me know what you’d prefer.

The door will open automatically. 2. Flat 13 is on floor 3, right at the end. Use code 🔐 318318 🔐 to open my flat door. **When you leave, press the ◀️ 'back' button on the keypad to lock the door.** (if for some reason the digital lock doesn't work there is a *backup physical key* in the top right key safe, to the right hand side of the garage door & bins, outside the building. Code: 3108)

Feb 28, 2026 06:47 PMHere's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

Mar 02, 2026 12:26 PMI've been told they'll be fixing the elevator soon. I hope it's soon 🙏 Also, we’ve recently carried out some maintenance and made a few lovely improvements to the flat. It’s been freshly painted and lightly redecorated, so it may look a little different from older photos — all changes are upgrades. The listing photos are fully updated 😊 You’ll also find some new amenities, including a dedicated desk area and a foldable coffee table that easily converts into a dining table. I kindly ask for a bit of extra care when using blinds, specially the projector one.🙏 When lowering the blinds, please make sure the windows are fully closed and nothing is obstructing them. If you need the windows open, the blind should remain fully raised at its top position. With normal use, they’re very easy to handle. Clear instructions are available in both the digital and printed house manuals.Also, I am here for anything you need.😊 I hope you enjoy the flat, the new updates, and have a wonderful stay! ✨️
