I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If anything feels off or could be improved, even something small, just let me know — I’ll do my best to sort it out. And if you’re happy, a little 5★ love always means a lot!😊 p.s. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉

Will you be requiring the sofa for sleeping as well as the two (double and superking) beds? Let me know in advance so I can arrange extra linen. Please note that it isn't a sofa bed. However, it's a large comfortable sofa to sleep on - I can attest to that myself😊 Thanks!

Hello, Just a quick heads up, I found out that London has had a bit of an unexpected heatwave over the last few days. 🙏 Since air conditioning isn’t very common in London properties, the apartment doesn’t have AC. I ordered a portable one but it did not arrive yet. If the warm weather continues during your stay, here are a couple of tips that usually help keep the apartment cooler: • Opening the roof box at the top of the spiral stairs together with the downstairs windows usually creates a very good airflow through the apartment. • The main living room window can be a little tricky, you need to slightly lift the door while pulling it open, but it does open. There are also fans available in each room for you to use freely. Thankfully, the forecast seems to show cooler and more stable temperatures over the next few days, but I still wanted to share these tips just in case.🙏 I am here for anything you need.

Here's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

I’m having a lovely day and I hope you are too. Thanks for asking about that. There are no specific recycling instructions you need to follow. Unfortunately, the local collection service no longer separates recyclables properly in this area. I usually put cardboard and plastics in a separate bag, but that's completely optional. The garbage containers are just outside the building. Also, the cleaning team let me know yesterday that the last garbage bags were used, so I’ll be sending more via Amazon soon. Please let me know if you need anything else!

Good morning Daeseung, I wanted to let you know that bin bags are arriving today. Please let me know if you need anything else 😊 Also, it appears that the portable air conditioner I ordered has arrived. Following the unexpected and particularly strong heatwave we had in London last week, I wanted to make sure there is a cooling option available for guests should the weather become very hot again. Would you be happy for me to send our handyman to bring it into the apartment, remove it from the box, and leave it in one of the spare rooms? That way, it will be available for you to use if needed during your stay. Please let me know if this would be convenient for you. Thank you!

Thank you for letting me know about the construction works. I'm very sorry to hear that. I'll see if I can find out a bit more information, as the construction has actually been fairly quiet over the past few months, I was under the impression that the noisier works during the week had already been completed. I really appreciate you bringing this to my attention.🙏 Regarding the visit, I'll ask whether she would be able to come after 7:00 pm. I should also mention that his name is Fabricio and he is the same person who prepares the apartment before guests arrive.😊 If you are comfortable with it, I could arrange for him to come earlier so that everything is ready for your return. However, I would only do so with your permission and if you are happy for him to enter the apartment while you are out. Hi Daeseung, I'm so sorry about this. This is the first report I've ever had of a mouse at the property. The only thing I can think of is that a plumber who attended last week may have disturbed or removed some of the barriers I had in place to prevent this kind of issue.🙏 I'm already contacting a pest control company and will arrange for someone to attend as soon as possible. What time would be convenient for you tomorrow in case I can arrange an early visit? Again, my sincere apologies for the inconvenience, and I'll keep you updated.🙏

Hi Daeseung, Just a quick update. I've spoken with the pest control company, and at the moment they can't give me an exact arrival time. They have confirmed that our property is their last job of the day, so they expect to attend sometime between 3:00 pm and 6:00 pm. They've agreed to call me when they're on their way, or if they can give me an exactly time before and I'll let you know immediately. I've also already spoken with Fabrizio, who has attended the property before. As soon as the pest control team is on their way, he'll head over as well. He'll be checking and reinstating the existing mouse-proofing seals, as the flat had already been sealed previously and we suspect some of this may have been disturbed during recent plumbing works. Thank you again for your patience and understanding. I'm doing everything I can to get this resolved as quickly as possible.

Hi Daeseung, Just a quick update. The pest control team has now attended the property. I also asked Fabricio to meet them there, as I felt you would be more comfortable having someone I know and trust present. He received them and worked alongside them to help resolve the issue. They have told me that they will send me their full report on Monday. In the meantime, I'm sharing a screenshot of my latest conversation with them. They have confirmed that the issue is already being addressed. They were able to identify the mouse, put treatment in place, and they will return tomorrow to complete the work needed to fully seal the area that may have been unintentionally left open following the recent plumbing works. I also want to sincerely thank you for the way you have handled this situation and for keeping me informed throughout. Your cooperation and understanding have been incredibly helpful, and I truly appreciate having guests who are so considerate and willing to work together to resolve unexpected issues. I'm also taking into account both this unfortunate incident and the construction noise you have experienced. I am still waiting for further information from those responsible for the building works, as the project had been ongoing for some time without causing any significant disturbance, and thanks to your feedback I am now aware that noisier works may have recently resumed. With all of this in mind, I am currently calculating a partial refund for the inconvenience caused. I will come back to you shortly with the amount. Hi Daeseung, I've now sent the partial refund of £255.82. Please let me know when it comes through, and you should also receive an email from Airbnb with the details shortly. I've attached screenshots of the pest control report, as unfortunately I can't send the PDF through the chat. The good news is that the inspection found the flat to be in good condition overall. The only issue identified was around the area where the recent plumbing work had taken place, where part of the existing rodent-proofing appears to have been disturbed. This has now been dealt with and properly sealed again, with Fabricio also there to help coordinate everything. Thank you again for being so understanding and helpful throughout all of this.
