Property Title • May 24 - May 28, 2026

Hi Kathleen, Thank you for your booking. I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If anything feels off or could be improved, even something small, just let me know — I’ll do my best to sort it out. And if you’re happy, a little 5★ love always means a lot!😊 p.s. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉

Will you be requiring the sofa for sleeping as well as the two (double and superking) beds? Let me know in advance so I can arrange extra linen. Please note that it isn't a sofa bed. However, it's a large comfortable sofa to sleep on - I can attest to that myself😊 Thanks!

To get to my flat from Heathrow Airport I'd say the underground is best. You can get the Elizabeth Line (purple) to Bond Street and then the Jubilee Line (grey) to Bermondsey, then it's a 13min walk. You pay for the underground using any contactless credit or debit card - there is no need to buy tickets. I'd also highly recommend downloading an app called CityMapper for navigating public transport in London, it's by far the most accurate. If you want to get a taxi it will be approximately £60 if you don't use the airport taxis. Uber operates in London. However, there are two other competitors to Uber which are usually cheaper: FreeNow and Bolt. I find FreeNow is usually cheapest.

From Paddington Station, the easiest way to reach the flat is by Tube. The journey takes about 37 minutes in total, including the 13–15 minute walk from the Jubilee line station to the building, and requires only one line change. If you’re travelling with several suitcases, you may find it more comfortable to take a taxi from Paddington directly to the flat.

Again, I recommend downloading the Citymapper app, which is very helpful in London and will show you the best routes and timings in real time.😊 Please let me know if you need anything else. I’ll be happy to help.🙏

Gracias por tu rápida respuesta. Lo revisaremos todo.

Hope you're looking forward to your stay in two days time! Check in is simple: 1. When you get to the building buzz flat 1️⃣3️⃣ on the intercom. The door will open automatically. 2. Flat 13 is on floor 3, right at the end. Use code 🔐 939831 🔐 to open my flat door. **When you leave, press the ◀️ 'back' button on the keypad to lock the door.**

Here's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

May 24, 2026 04:59 PM

I am glad to hear that! If you wanna lock the door from inside, there is a device on the inside of the door, you can press that botton. From the outside, when you leave, press the ◀️ 'back' button on the keypad to lock the door.

For restaurants, I'd walk to Bermondsey Street - about a 20min walk away and there are a selection of good restaurants there. There are also some places to eat in the arches which are a bit closer - for example I really like a place called 40 Maltby Street.

May 24, 2026 05:20 PM

In the living room you’ll find the guest manual; towards the end (not right at the very last page, but in the last section) there is a selection of restaurants that I recommend, which are reasonably close by. On the same page you’ll also see QR codes linking directly to each place on Google Maps. By scanning those QR codes and viewing the restaurants in Google Maps, you’ll be able to check whether they are open or closed on Sundays.

Hi Kathleen & Susan, So for the clind pairing you will need a small pin or paperclip. And a chair to reach up to the power socket for the blind. You need to put the motor into programming mode. You will use the switch on the wall. Be careful reaching up high. This is done using the 2-3-2 power cut sequence: 1. Turn the power OFF for 2 seconds 2. Turn the power ON for 3 seconds 3. Turn the power OFF for 2 seconds 4. Turn the power back ON — the blind should jog (move briefly) to confirm it's now in programming mode ⚠️ If the motor jogs and starts moving during this, let it run to a natural stop — don't interrupt it, or you'll need to start the sequence again Now Press UP and DOWN simultaneously on the remote until the blind jogs once — this confirms the remote has been recognised. Save the pairing — flip the remote over and briefly press (don't hold) the small programming button on the back with a pin. The blind should jog again to confirm. The remote should now be paired so you can close the blinds.

Let me know if you aren't able to sort this and I can have somebody come round to look at it

May 24, 2026 05:51 PM

May 24, 2026 06:03 PM

Hi Kathleen, Unfortunately it is a public holiday tomorrow and the company I use won't be open until Tuesday. I do have a handy-man who may be able to sort it and I can see if he's available to come out this evening or tomorrow. I will be back in touch. 🙏🏽

May 24, 2026 06:40 PM

Hi Kathleen, Can you let me know if you are OK for my handyman, Russel, to come round this evening? Let me know if not and I can try and organise for tomorrow.

May 24, 2026 06:50 PM

Hi Kathleen, Sorry if I'm bothering you when you're out for dinner 🙏🏽🙏🏽 I have someone standing by waiting for you to confirm to me that it's OK to send someone round to the flat. I can't send someone round without your permission as per my host rules. I've tried calling you a couple of times. I will try again in 20 minutes. Failing this we will have to leave this until tomorrow or Tuesday. I hope the flat cools down while you're out for dinner 😊🙏🏽

May 24, 2026 08:24 PM

I am glad to hear that, Have a nice stay ✨️

May 24, 2026 08:55 PM

Hi Kathleen, hope you've settled in nicely. Let me know if you need anything or if anything isn't upto scratch. If anything isn't 5* worthy I'd much prefer if you communicate with me and I can try and make it right 🙏🏻

Hey Kathleen, FYI: the checkout time is at 11am tomorrow. Just lock up when you leave. I've got the rubbish and bed linen covered so you don't have to worry about a thing! Thanks so much, you've been awesome! I'll be leaving you an all 5* review! ☺️👍

Thank you so much for taking the time to send such thoughtful and detailed feedback. I have read everything very carefully, and I am truly so sorry that you had to experience these difficulties during your stay. I have lived in London for more than 10 years, and I was honestly very surprised by this heatwave arriving even before what is normally considered summer in London. I only became aware of how extreme the temperatures were when you arrived, and it genuinely caught me completely by surprise. I I also really appreciate your understanding and all the suggestions you shared. I am already looking into those solutions. In fact, I started searching for portable AC units immediately, but several shops have told me they sold out in the last few days because of the sudden heatwave affecting the city. Thank you as well for informing me about the issue with the left living room window and the nearby construction works. I will arrange for someone to check the window tomorrow morning straight away. Although these circumstances were outside of my control this time, I always want every guest to have the best possible experience in my home. As a gesture of goodwill and appreciation for your kindness and understanding, I would really like to offer you a £50 refund towards your stay, if you would be happy to accept it.🙏🏻 Thank you again for your kindness, your understanding, and for taking the time to help me improve the experience for future guests as well. I truly appreciate it, and I wish you both a very safe and pleasant journey tomorrow morning.✨️🙏🏻

May 27, 2026 06:56 PM

Thank you so much for your kindness and understanding. I am very happy to hear you still enjoyed your time in London despite the unexpected heatwave. You are absolutely right, and we truly appreciate your feedback. Also, thank you for letting me know your departure time in advance, it was very helpful to know the time I can book someone to help with some solutions. Wishing you both all the best, and you’re always welcome back anytime! 🙏✨️
