Hi Phil, Thank you for your booking. I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If anything feels off or could be improved, even something small, just let me know — I’ll do my best to sort it out. And if you’re happy, a little 5★ love always means a lot!😊 p.s. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉

I'm sure you'll love it! Especially if you get some nice weather - the roof is so great in the summer!

Will you be requiring the sofa for sleeping as well as the two (double and superking) beds? Let me know in advance so I can arrange extra linen. Please note that it isn't a sofa bed. However, it's a large comfortable sofa to sleep on - I can attest to that myself😊 Thanks!

I will reserve the parking permit to cover 24 hours from the day of your check-in and also 24 hours on the day of your check-out, so you can arrive and leave comfortably without any stress. I will need the following information to book in your visitor parking permit: Car Registration No. Car Make Car Model Colour Once you have this information I will be able to book it in and you will be able to park on the streets around the flat. Please note I can't be held responsible for you parking unsafely and getting a ticket for any offence other than not having a valid permit.

Hope you're looking forward to your stay in two days time! Check in is simple: 1. When you get to the building buzz flat 1️⃣3️⃣ on the intercom. The door will open automatically. 2. Flat 13 is on floor 3, right at the end. Use code 🔐 939831 🔐 to open my flat door. **When you leave, press the ◀️ 'back' button on the keypad to lock the door.** (if for some reason the digital lock doesn't work there is a *backup physical key* in the top right key safe, to the right hand side of the garage door & bins, outside the building. Code: 3108)

Hi Phil, Of course, Looking forward to hosting you all 💫😊 I have now purchased virtual visitor parking permit from the council for the duration of your stay (these are also valid for the full 24 hours on the day of checkin and checkout - handy for luggage storage!). You just need to make sure you park in a permit holders only bay on the street. Here's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

Also parking receipts. You will no need them, but always send them just in case so you can check them 😊

Thank you so much for your kind words, I really appreciate it 😊 Regarding the rooftop heater, Thanks so much for letting me know that! could you please let me know if it stopped working even after turning it on again? It has a built-in 15-minute safety timer, so it automatically switches off every 15 minutes. I had to install this as sometimes it was accidentally left on. You should be able to turn it back on again after it switches off.🙏 If that is no possible, I will call a professional to resolve . About the Roku, I think I can help 😊 here’s how you can change the language: • Press the Home button on the remote (house icon) • Scroll down to Settings (gear icon ⚙️) and press OK • Go to System and press OK • Scroll down until you find Language (usually 3rd or 4th option) and press OK • Select English (or English – United Kingdom) and press OK • Wait about 5 seconds for it to update automatically🙏 If the screen is in another language you can’t read, don’t worry, the menu order stays the same: Home → Settings (gear icon) → System → scroll down 3–4 options → Language → select English Please let me know if you need any help with it at all 🙏😊

I’m very sorry to hear about your knee, I hope you’re feeling a bit better. I'm experiencing something similar with my toe, I had surgery on it recently! So, I still have several months of physical therapy ahead of me.😅 May I just check if you were able to use and enjoy the sauna itself, or is it only the external heater that isn’t working? I’m going to contact someone straight away to come and fix this as soon as possible. I’ll do my very best to arrange it quickly, although I can’t guarantee someone will be available today, but I’ll keep you updated.🙏 Please don’t hesitate to reach out if you need anything at all.
