I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If anything feels off or could be improved, even something small, just let me know — I’ll do my best to sort it out. And if you’re happy, a little 5★ love always means a lot!😊 p.s. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉

Will you be requiring the sofa for sleeping as well as the two (double and superking) beds? Let me know in advance so I can arrange extra linen. Please note that it isn't a sofa bed. However, it's a large comfortable sofa to sleep on - I can attest to that myself😊 Thanks!

Hi Moira, Of course, I will need the following information to book in your visitor parking permit: Car Registration No. Car Make Car Model Colour Once you have this information I will be able to book it in and you will be able to park on the streets around the flat. Please note I can't be held responsible for you parking unsafely and getting a ticket for any offence other than not having a valid permit.

Regarding supermarkets, My favourite shop is St James Supermarket. It's a Turkish supermarket with a great selection of vegetables and a butchers counter and is open 24/7. It is less than a 10 minute walk up St James Road (https://goo.gl/maps/uq9ZfX5jfK8m5XKY7) Just opposite St James Supermarket is a small Tesco. If you need a large supermarket then there is a Tesco Superstore just 12 min walk away (https://goo.gl/maps/yeFgvqVAqLA2cr2Q9) Hope this helps 😊

Hi Moira, I have now purchased virtual visitor parking permit from the council for the duration of your stay (these are also valid for the full 24 hours on the day of checkin and checkout - handy for luggage storage!). You just need to make sure you park in a permit holders only bay on the street. Hi Moira, As you may already know, London has been experiencing some unusually warm weather lately, which has caught all of us a little by surprise. Most homes in London simply aren't designed or equipped for these temperatures. As the flat doesn't have built-in air conditioning, I didn't want that to affect your stay, so I've arranged for a portable AC unit for you. I've been providing it for recent guests, and they were really happy with it.😊 You'll also find fans available, and fortunately the flat has good natural ventilation too. The portable AC will already be set up in the living room, by the side window, so it doesn't get in the way of the main window, which also doubles as the projector screen when you close the blinds for a film. If you have any questions or need any help with it during your stay, please just let me know and I'll happily get in touch with the technician if needed. Thank you!

Just a quick note.😊 As you probably know, I rent out the flat while I'm travelling, so I'm currently in a different time zone. I'll be available around your usual check-in time (from 3:00 pm), but if you already know you'll be arriving significantly later, or if there's anything you might need before check-in, I'd really appreciate it if you could let me know by the day before. Unfortunately there are guests checking out the morning of the day you arrive. I'll speak to the cleaners but the earliest you could drop your bags is 2pm I supose so 🙏 But the parking is booked for the whole day, so you can park the car without problem as soon as it is necessary for you 😊 I hope this helps!

Here's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

Just a quick update 😊 The cleaning team is still working at the moment, but I'm keeping an eye on things in case they finish a little earlier than expected. 🤞 Also, the guests who checked out this morning let me know that one side of the living room blind wasn't working properly. I called my handyman, Fabricio, to find a quick solution before your arrival (as the blind company could take days to arrange an appointment). He managed to fix it so you'll be able to use it (just very gently, please 🙏), but you'll notice that the cover on the blind hasn't been put back yet, as he needed to leave it off until the replacement part is fitted. Just wanted to let you know in advance!

Yes, my cleaner sent me photos and explained the issue. We are looking for another blind company to come today or tomorrow, but these specialist companies are difficult to get out at short notice. The alternative is that we could get a TV delivered for you?

Hi Moira, I hope you are enjoying a nice evening in London 😊 The specialist I managed to arrange for this afternoon has just let me know that the blind motor has unfortunately burnt out. It looks like the blind was used a little too forcefully at some point, causing the cord to become tangled in the motor and damage it. He's put everything back into place for now, but the motor itself needs replacing. He can come back tomorrow afternoon to fit the new one and fully resolve the issue. I'm really sorry for the inconvenience. I only found out this morning when the previous guest let me know it wasn't working, so unfortunately I wasn't able to arrange anything sooner. I had actually thought my handyman had managed to fix it this morning, but it seems I'd misunderstood.🙏 Would you be happy for the specialist to come back tomorrow afternoon to complete the repair? The only alternative I could offer would be to have my handyman buy and install a TV tomorrow morning instead, but as the blind should hopefully be fully repaired by tomorrow afternoon, I'm not sure it would be worth the disruption. Please let me know what you think, and again, I'm very sorry for the inconvenience.🙏

I first contacted the company that installed the curtain, but they didn’t have availability until August 11, so I looked for another company that could come today. It is good to know in advance that maybe I should book the main company for 11th August to check as well. Thanks for letting me know the blind is down and that the projector works for now. That’s great to know. I had also ordered a screen from Amazon just in case, so I’ll cancel that now.😅 Again, really sorry about this, and thanks a lot for your patience.

Just a quick update, the blinds company has just called me to let me know there’s been a delay with the delivery of the replacement motor they need to fix the blinds, so they’ll be coming tomorrow instead of today. I’m really sorry for the inconvenience. I completely understand it’s frustrating not being able to open the blinds. I’ll definitely think of a way to make it up to you, and I hope you can at least enjoy using the projector comfortably in the meantime. 🙂

Thank you so much! Yes, I know… finding the best place for the air conditioning unit has been a bit of a challenge! If you'd rather have it removed while you're there, that's absolutely no problem at all. I can ask Fabricio to pop over and take it away for you. It was only meant as a little extra in case of a heatwave, so if you'd prefer not to use it, that's completely fine. And thank you so much for taking the time to send the photos. they really are incredibly helpful! One quick question though… I'm not sure I fully understand what's happening with the shower. Would you mind explaining it a bit more for me? If you mean the shower screen doesn't close completely, then no, there aren't any seals missing. That's actually how it was designed and how I bought the flat.

Please don't worry at all, I'm here to help with anything you need. No one knows a home better than the person who lives in it. It is a bit of an unusual design, I suppose. Personally, I've always found it works well because, if it closed completely, it would be much harder for the steam to escape, especially for someone like me who loves a really hot shower! 😅 That said, I've never had any issues with puddles myself, and no previous guests have mentioned it either, so it's actually really useful feedback for me. I'm actually considering replacing the electric blinds with manual ones to stop this happening again.
