Please let me know your estimated arrival time. 🏡 House Rules The general rule of thumb is to treat the flat as you would your own: 👞 Shoes off inside the flat. 🚭 No smoking indoors. 🔇 Keep noise levels down after 10pm. 📦 Personal Belongings I live here most of the time, so some of my belongings will be in the flat, but there is wardrobe space in both rooms. 🚪 Doors & Keys The lockbox code will be provided before your stay. Please return the keys to the safe at check-out 🔑 🌐 WiFi Network: SmokeyWhiskey Password: peatmonster1 🌡 Heating Control the heating via the Hive thermostat in the living room. Press the boost button on top or turn the dial. 🎵 Music Sonos speakers are in the kitchen. Connect to WiFi and cast from Spotify or Apple Music to "Kitchen". 🪣 Appliances The kitchen includes an oven, stove, microwave, fridge, dishwasher & toaster – all easy to use. ☕ Coffee & Food Tea, coffee, mugs, spices & condiments are available in the kitchen. Feel free to help yourself! Any alcohol in the fridge is fair game 🍸 📽 TV Samsung Smart TV with Netflix & Prime Video – remote is on the coffee table. Let me know if you need help. 🚘 Parking Paid parking is available at a private car park on Carlton Road, right next to the flat. Let me know in advance if you need details. 🚮 Waste & Recycling Black bin = general waste. Recycling bin = no glass (leave separately). External bins are on Carlton Road (turn right twice when exiting the building). 🐶🐱 Pets Let me know if you’re bringing a pet. Pets are not allowed on sofas or beds – extra cleaning charges apply for pet hair on linen or soft furnishings. 🧡 Finally… I’m new to hosting and have put my heart into making this space as welcoming as possible. Hi! Getting to the flat from the airport is very straightforward.😊 The easiest option is the 100 bus, which runs every 10 minutes and is the only bus from the airport. Stay on until the final stop, South St David Street, then it’s about a 6-minute walk. You can pay using a contactless bank card, Apple Pay or Google Pay. The postcode is EH1 3AT. The address is 35 Leith Street, and the entrance is next to a restaurant called Maki & Ramen. The flat is number 11, on the third floor. I’d recommend downloading the Citymapper app for getting around, but Apple Maps or Google Maps will also work perfectly with the postcode above.

Just a quick note.😊 As you probably know, I rent out the flat while I'm travelling, so I'm currently in a different time zone. I'll be available around your usual check-in time (from 3:00 pm), but if you already know you'll be arriving significantly later, or if there's anything you might need before check-in, I'd really appreciate it if you could let me know by the day before. Just a quick note for your check-in tomorrow. You’ll find a lockbox on the wooden doorframe at 35 Leith Street, it’s the second one down. The code is 3108. The building entrance is right next to Maki & Ramen. Once inside, head up to the third floor for flat 11. There’s a door marked 11 & 12 that looks locked, but it isn’t , You can just go through. Check-in is from 3pm onwards unless we’ve arranged something different. If anything isn’t clear or you run into any issues, just message me.😊 P.S. You’ll also receive full instructions with photos via Airbnb on the day, this is just so you’ve got the code (3108) handy.

I know you've just checked in, but just a quick note to say that when you do checkout I need you to put the keys back in the lockbox where you found them. It's the second one from the top and the code is 3108. Also, Just a quick note to help you enjoy the flat comfortably. As the building is historic and the bathroom design is being updated little by little, please make sure to keep the shower head pointing downwards (not towards the curtain) and use moderate water pressure rather than the maximum setting. This small tip really helps keep everything working well and makes your stay more pleasant. Thank you so much! 🙏🏼😊

Then, on 3rd floor you will find a door with numbers 11&12 This door is not locked - just go through and you will see the door to flat 11 straight ahead.

Sorry, did you mean the shower? I know it can seem a bit much when you first read the instructions, but I promise it's actually very simple once you've used it. To be honest, whenever I travel for longer trips, I always choose Airbnbs or local homes over hotels. Every home has its own little quirks, but for me that's part of the experience. I love feeling like I'm actually living in the place rather than just visiting it.😊 I really hope you enjoy my home in the same way. Regarding late checkout. Unfortunately there are new guests checking in... so the cleaning company need those hours to prepare the flat again 🙏 However, There is a service called Luggage Hero. It's like Airbnb for bags - shops will keep hold of your bags for a small fee. There's one of Broughton Street which is very close to my flat and there are a number of nice cafes on that road. If you go into the Carlton Street entrance to the station then it's opposite M&S, and the Carlton Street entrance has a lift which is helpful if you've got a lot of luggage. I hope this helps! 🙏☺️

I know.. It's always a bit tricky when there's a check-out and a check-in on the same day, as companies need a reasonable amount of time to do their work properly without rushing. That said, I've actually used services like this myself when I've been in the same situation (sometimes I've even come back from holiday and had to wait for the cleaning team to finish preparing my own home before I could get in! 😅), and It worked well 🙏
