I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If anything feels off or could be improved, even something small, just let me know — I’ll do my best to sort it out. And if you’re happy, a little 5★ love always means a lot!😊 p.s. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉

Will you be requiring the sofa for sleeping as well as the two (double and superking) beds? Let me know in advance so I can arrange extra linen. Please note that it isn't a sofa bed. However, it's a large comfortable sofa to sleep on - I can attest to that myself😊 Thanks!

Hi Janny Mercedes, As you may already know, London has been experiencing some unusually warm weather lately, which has caught all of us a little by surprise. Most homes in London simply aren't designed or equipped for these temperatures. As the flat doesn't have built-in air conditioning, I didn't want that to affect your stay, so I've arranged for a portable AC unit for you. I've been providing it for recent guests, and they were really happy with it.😊 You'll also find fans available, and fortunately the flat has good natural ventilation too. The portable AC will already be set up in the living room, by the side window, so it doesn't get in the way of the main window, which also doubles as the projector screen when you close the blinds for a film. If you have any questions or need any help with it during your stay, please just let me know and I'll happily get in touch with the technician if needed. Thank you!

Just a quick note.😊 As you probably know, I rent out the flat while I'm travelling, so I'm currently in a different time zone. I'll be available around your usual check-in time (from 3:00 pm), but if you already know you'll be arriving significantly later, or if there's anything you might need before check-in, I'd really appreciate it if you could let me know by the day before. Hope you're looking forward to your stay in two days time! Check in is simple: 1. When you get to the building buzz flat 1️⃣3️⃣ on the intercom. The door will open automatically. 2. Flat 13 is on floor 3, right at the end. Use code 🔐 939831 🔐 to open my flat door. **When you leave, press the ◀️ 'back' button on the keypad to lock the door.**

Here's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

Hi! Just a quick note before your stay 😊 We’ve recently carried out some maintenance and made a few lovely improvements to the flat. During the recent maintenance, we found that the blinds (especially the one used for the projector) had been damaged, and the repair cost was around £900. For this reason, we kindly ask for a bit of extra care when using them, and they’ve been added to the house rules as a chargeable item if damaged again. 🙏 When lowering the blinds, please make sure the windows are fully closed and nothing is obstructing them. If you need the windows open, the blind should remain fully raised at its top position. With normal use, they’re very easy to handle. Clear instructions are available in both the digital and printed house manuals.Also, I am here for anything you need. We hope you enjoy the flat and have a wonderful stay! ✨

Btw, you had asked about the plants and thanks for that 🙏 We normally have an automatic watering system, but unfortunately it broke and Fabricio didn’t have time to replace it today. Would you prefer me to have him come back and install it, or would you be happy to water them yourselves? It’s super easy, the hose is already set up, you’d just need to turn one tap on for 20 minutes, then off again. You’d only need to do this once, around the middle of your stay. 🌿 Whatever works best for you! 😊

Thanks so much for this😊🙏🏽 To water the plants, you just need to turn on the tap on the roof for about 20 minutes. It’s the one to the right of the roof door, hidden behind a wooden cover. I’ll leave a photo here so it’s easy to spot. The watering system should reach all the plants, and 20 minutes or less should be more than enough to keep them happy for the rest of your stay. 🌿😊

Fabricio went over and didn't find the watering can dripping, but he made some adjustments to secure it; while he was at it, he also watered the plants so you wouldn't have to worry about that.✨️ Please let me know later if everything is okay or if you need anything else, so I can get in touch with a plumber to perform further checks if necessary.🙏 Thanks in advance, and enjoy! :)
