I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If anything feels off or could be improved, even something small, just let me know — I’ll do my best to sort it out. And if you’re happy, a little 5★ love always means a lot!😊 p.s. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉

Will you be requiring the sofa for sleeping as well as the two (double and superking) beds? Let me know in advance so I can arrange extra linen. Please note that it isn't a sofa bed. However, it's a large comfortable sofa to sleep on - I can attest to that myself😊 Thanks!

Hi Claire, As you may already know, London has been experiencing some unusually warm weather lately, which has caught all of us a little by surprise. Most homes in London simply aren't designed or equipped for these temperatures. As the flat doesn't have built-in air conditioning, I didn't want that to affect your stay, so I've arranged for a portable AC unit for you. I've been providing it for recent guests, and they were really happy with it.😊 You'll also find fans available, and fortunately the flat has good natural ventilation too. The portable AC will already be set up in the living room, by the side window, so it doesn't get in the way of the main window, which also doubles as the projector screen when you close the blinds for a film. If you have any questions or need any help with it during your stay, please just let me know and I'll happily get in touch with the technician if needed. Thank you!

Just a quick note.😊 As you probably know, I rent out the flat while I'm travelling, so I'm currently in a different time zone. I'll be available around your usual check-in time (from 3:00 pm), but if you already know you'll be arriving significantly later, or if there's anything you might need before check-in, I'd really appreciate it if you could let me know by the day before. Hope you're looking forward to your stay in two days time! Check in is simple: 1. When you get to the building buzz flat 1️⃣3️⃣ on the intercom. The door will open automatically. 2. Flat 13 is on floor 3, right at the end. Use code 🔐 939831 🔐 to open my flat door. **When you leave, press the ◀️ 'back' button on the keypad to lock the door.**

Here's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

Hi! Just a quick note before your stay 😊 We’ve recently carried out some maintenance and made a few lovely improvements to the flat. During the recent maintenance, we found that the blinds (especially the one used for the projector) had been damaged, and the repair cost was around £900. For this reason, we kindly ask for a bit of extra care when using them, and they’ve been added to the house rules as a chargeable item if damaged again. 🙏 When lowering the blinds, please make sure the windows are fully closed and nothing is obstructing them. If you need the windows open, the blind should remain fully raised at its top position. With normal use, they’re very easy to handle. Clear instructions are available in both the digital and printed house manuals.Also, I am here for anything you need. We hope you enjoy the flat and have a wonderful stay! ✨

I will ask the cleaners, maybe the batteries are not working? Today we had a check out and it was working so maybe it is that 🙏 Another thing, Are you able to see the roku speaker on the sofa?

That’s really strange. Everything should turn on using just the Roku remote. Thanks a lot for letting me know. 🙏 Would you like me to call Fabricio to help you out? If so, what time works best for you? That way, I can ask him.

Could you please check that the HDMI cable is firmly connected at both ends (projector and Roku) and that the Roku device (the small speaker‑like box) is sitting on top of the sofa backrest and powered on? If you’ve done that and there’s still no image, just let me know if you want me call Fabricio to take a look straight away🙏.

You’re not doing anything wrong at all. 🙏 It sounds like there might be an issue with the connection, sometimes the HDMI cable can move slightly and the projector won’t pick up the signal. Would you mind checking that the HDMI cable is firmly connected at both ends (projector and Roku)? If you’d prefer, I can send someone round to help with this, just let me know what works best for you.🙏

That was my only TV since I moved, I just enjoy movies in that way 😅 Actually I love it. I do not really understand what it is happening but today Fabricio reset that in that way and it was working 🙏

Hi Claire, I’m really sorry about this inconvenience. I’m honestly a bit puzzled too, as everything was working correctly and Fabricio tested it when he was there. I can think of two ways to sort this for you: I can offer you a £40 partial refund for not being able to use the TV, or, if you’d rather, I can arrange for Fabricio to come back and have another look at it at a time that suits you during the rest of your stay, tomorrow or whenever is most convenient. I just want to make this as smooth as possible for you, so please let me know which option you’d prefer and I’ll take care of it. Hope you still have a lovely evening!🙏

Hi Claire, I just tried calling you to see if we could sort the projector. I can't apologise enough that it's not worked during your stay - we invested in the all-in-one roku to try and make it simple, but for your stay that intention has clearly failed. Please do let me know how I can make it right, I really do take airbnb very seriously - as you can see from some of the details in the flat, I do try and make your stay the best it can be. But these days I have failed on the Av 😕🙏🏽

Haha no worries at all 🤣 We do have guests arriving that day, but give me a chance and I’ll check with the cleaning team to see if we can give you at least an extra 40 minutes, so you can leave a little later 🙏
