I'm looking forward to hosting you 😊 I've put quite a bit of effort into making the place nice for AirBnB so please look after it 🙏🏼 The earliest check in is 3pm. Checkout is 11am. Here's some information that will help you get around the flat. Most of these are straightforward, the general rule of thumb is that I would expect you to treat my flat as you would your own: take the shoes off when in the flat, don’t smoke inside the flat (but you can smoke in the roof garden), avoid playing loud music after 10pm etc... There is wardrobe space in both rooms cleared out for you. 🚪Doors Access is via a keypad and code. Very simple. You will receive details for this a few days before. Please note that my apartment door doesn't lock by itself, *so please lock when leaving* 🔑 🚘 Parking There is paid on street residents parking - I'm happy to book and cover the cost of this for you. But you will need to tell me in advance so I can register the virtual permit with the council. 🌡Heating You can control the heating in each room individually using the thermostat on the radiator. Simply turn the dial on it. 🎵 Music & Lights Please refer to the flat manual (https://tinyurl.com/au6bls) ☕️ Coffee & Food There is a Nespresso coffee machine with capsules supplied. Tea, as well as mugs, can be found in the cupboards in the kitchen. Please feel free to make use of the spices and condiments. Feel free to use store cupboard items within reason. Anything in the fridge is fair game 🍸 🪣 Appliances In the kitchen, you have an oven, stove, microwave, fridge, dishwasher, toaster & blender, which are all easy to use. Happy to share cooking tips :) There's also a library of cookbooks which you're more than welcome to use! 📽 Projector Please refer to the flat manual (https://tinyurl.com/au6bls) 🚮 Waste and Recycling: Trash/rubbish bin is hidden in the corner cupboard. If you want to take rubbish out the bins are on your left as you go out the door to the building. 📍The postcode of the flat is SE1 5LJ. The flat is on the 3rd floor at the end of the corridor. You will receive full address details in due course. 🧡 Finally, This is my home when I’m not travelling, so I’ve tried to make it cosy and welcoming for you too. If anything feels off or could be improved, even something small, just let me know — I’ll do my best to sort it out. And if you’re happy, a little 5★ love always means a lot!😊 p.s. If it's your first time in London, I'd highly recommend downloading an app called CityMapper for navigating public transport. It has all the options on it and it very upto date and accurate 🚎 🚉

Will you be requiring the sofa for sleeping as well as the two (double and superking) beds? Let me know in advance so I can arrange extra linen. Please note that it isn't a sofa bed. However, it's a large comfortable sofa to sleep on - I can attest to that myself😊 Thanks!

Of course, There are a super king size bed on the main room and a double bed in the guest room 😊

Hi Batsi! Unfortunately there are guests checking out the morning of the day you arrive. I'll speak to the cleaners but the earliest you could drop your bags is 1pm.🙏 I do not know if that time could help. If you need somewhere to store your luggage while you wait then can I suggest NannyBag (https://www.nannybag.com/en/luggage-storage/london)? It's like Airbnb for bags - shops will keep hold of your bags for a small fee. There's one on Tower Bridge road which is a short walk from Potters Fields Park (https://goo.gl/maps/XbVrKyeTaydoaAcu9) which has one of my favourite views of London and there's various pubs and restaurants in the vicinity. Definitely! I think that sounds like a really good plan. The flat is about a 29-minute walk from Tower Bridge, so it’s quite easy then. I’d also highly recommend downloading the Citymapper app before you arrive, it’s excellent for getting around London and gives you real-time options for the Tube, buses, car and walking routes.

Just a quick note.😊 As you probably know, I rent out the flat while I'm travelling, so I'm currently in a different time zone. I'll be available around your usual check-in time (from 3:00 pm), but if you already know you'll be arriving significantly later, or if there's anything you might need before check-in, I'd really appreciate it if you could let me know by the day before. Here's some details to help you locate my flat: Flat 13, Sultan House, 238 Saint James Road, SE1 5LJ The entrance to my building is actually on Lynton Road, just off St James Road on the crossroads. The entrance to my flat is on floor 3. Come up the lift and go straight ahead right to the end of the corridor and the flat is on your left. (please arrive on or after your 3pm check-in time unless we've agreed otherwise).

Hi! Just a quick note before your stay 😊 We’ve recently carried out some maintenance and made a few lovely improvements to the flat. During the recent maintenance, we found that the blinds (especially the one used for the projector) had been damaged, and the repair cost was around £900. For this reason, we kindly ask for a bit of extra care when using them, and they’ve been added to the house rules as a chargeable item if damaged again. 🙏 When lowering the blinds, please make sure the windows are fully closed and nothing is obstructing them. If you need the windows open, the blind should remain fully raised at its top position. With normal use, they’re very easy to handle. Clear instructions are available in both the digital and printed house manuals.Also, I am here for anything you need. We hope you enjoy the flat and have a wonderful stay! ✨

Hi! Thanks for letting me know 🙏 Could you possibly send me a quick video of what you’re seeing when you turn the projector on? That would really help me figure out what might be happening. Also, was the projector working normally for you over the previous days, or is this the first time you’ve tried to use it? I’m wondering if the HDMI cable may have somehow come loose, but the video will help me check what’s going on. I’ll do my best to get you sorted! 🙏😊

Thank you 🙏 The projector should normally switch on using the Roku remote, so there should be no need to use the projector’s own remote. Could you please try the following steps?🙏 -Please switch the projector off using the button on the side. -Unplug the Roku’s power cable and the HDMI cable. -Wait for around 30 seconds. Reconnect the HDMI cable securely at both ends, ensuring it is plugged into the projector’s HDMI 1 port. -Reconnect the Roku power cable and allow it a minute to restart. -Please then try turning the projector on again using the power button on the Roku remote. If that does not work I will try to get my handyman if you want or I can call you and we can try to figure it out 🙏

Thank you! In order to dry only, please turn the dial on the right from OFF to Dry Cotton for cottons, towels or bedding, or Dry Mix for mixed fabrics. Press Start/Pause (▶⏸) next to the display. To wash and dry, We need to turn the dial to your preferred washing programme. Use the drying option on the control panel to select the drying level. Press Start/Pause. The machine will wash first, then start drying automatically.🙏

Hey Batsi, FYI: the checkout time is at 11am tomorrow. Just lock up when you leave. I've got the rubbish and bed linen covered so you don't have to worry about a thing!
